2023 Notice of Assessment

A Property General Assessment was conducted for all properties in the Town of Norman Wells over the summer months of 2023. You might have noticed property assessors from the Department of Municipal and Community Affairs (MACA) performing inspections on land and improvements within the municipal boundaries. The purpose of these inspections was to ensure that all physical aspects that affect property values are up to date and that the value information itself is fair.

 The Notices of Assessment were mailed out on December 6, 2023. You will notice that the values on your property have changed since last year. Please note that all properties within the municipal boundaries have been brought up to a 2022 base year. What that means for you is that market value on the land reflects the 2022 market and the improvements are valued at two thirds depreciated replacement cost new as of 2022.

 The Town of Norman Wells and MACA understands that there may be concerns about any changes to your assessment and how it relates to your property taxes. The whole taxation base for Norman Wells has experienced the same type adjustments to land and improvements.  

If you have questions or concerns about your Notice of Assessment, please pay attention to the back of your Notice of Assessment as it provides details on how to appeal your assessment should you have any issues with the valuation.

In January of 2024, the assessment staff will provide an open house for all residents. It will be an opportunity to discuss your assessment with assessment staff and ask questions. A public notice on the date, time and location will be posted shortly.
